6. R-22-J11 Rezoning (Red Bird Manor): Kenneth Whitworth, applicant, Samuel L. and Mary E. McClure, and Charles McClure, property owners, seek rezoning of 26.76 acres fronting on the northeast side of Wilhite Road and the southeast side of Commerce Road (SR 15 Alt.) (Map/Parcels 051/065 and 051/0066A) from Planned Community Development (PCD) Conditional, adopted per Ordinance R-21-J12, to Planned Community Development (PCD) Conditional to modify existing condition of zoning #6 to change the maximum building coverage for each lot from 25 percent of the site to 35 percent. Proposed use: Single-family detached, age-restricted units (55+ years). [Staff Recommendation: Approval]

7. R-22-J12 Rezoning: Melissa Wood, applicant, Pastor Nicholas Dalton and The Jefferson Church Congregational Holiness Church, Inc., property owner, seeks to rezone 3.41 acres of property south of Lynn Avenue (Map/Parcel J02/058A and including property fronting on the south side of Lynn Avenue now shown as part of Map/Parcel J02/058C) from R-2 (Medium Density Residential District) and C-2 (Highway Commercial District) to C-2 (Highway Commercial District). Proposed use: stormwater detention pond and off-street parking. [Staff Recommendation: Approval]

8. Preliminary Plat for Red Bird Manor: Blackwhit Partners, LLC, by Red Rock Design, c/o David Elder, applicant and property owner, for 66 lots on 26.76 acres fronting on the southeast side of Commerce Road (SR 15 Alt) and the north side of Wilhite Road (Map/Parcels 051/065 and 051/066A), PCD Conditional Zoning (Ordinance R-21-J12).
